We grade parking lots from the air.

Aerial pavement assessment for commercial properties across the Phoenix Valley. Measured, graded section by section, no site visit needed.

If you got an email from Chris about your lot, this is that Hopscotch, an independent assessment shop in Gilbert, Arizona.

Aerial view of a Phoenix commercial yard, partly re-sealed and partly aging
One Phoenix yard: part re-sealed, part aging. That contrast is the whole business.

Asphalt tells on itself from above.

Fresh sealcoat reads black. Aging asphalt oxidizes toward gray, and cracking shows long before a lot fails. That’s what we grade, lot by lot, section by section.

Sealed recently Reads solid black, crisp striping. This lot can wait. Part of the job is telling owners what not to spend money on yet.

Past due Oxidized gray, striping fading out. Rows like these are close to the point where sealing stops working. This is the same property graded in the sample survey below.

What a survey looks like

One page. Your lot’s aerial with sections drawn on it, a grade per section, and the honest move for each: seal now, repair first, or leave it alone.

A sample Hopscotch pavement survey: annotated aerial with three graded sections and recommended actions

A real sample, address withheld. Surveys are prepared per property; estimates on them are reviewed by the paving crew before they reach you.

How it works

Measure

Paved area measured from high-resolution aerial imagery, to within a parking stall, without anyone visiting your site.

Grade

Every section graded for oxidation, cracking, and striping wear. What can hold, what’s close, what’s past sealing.

Report

The one-page survey above. For management portfolios, surveys roll up into a per-property condition report formatted for owners and boards.

Where the numbers stand

3,026
commercial lots measured by our imagery pipeline since June 2026
594
lots graded section by section from the latest flights
0
site visits, meetings, or sales walks required for a survey

Who’s behind it

Chris Neal runs Hopscotch out of Gilbert. The measurement and grading happen here; estimates and any actual paving work go through a commercial-only paving crew here in the Valley, licensed with the Arizona ROC. Their license and insurance ride along with every estimate, so you can vet them before anything gets scheduled.

Surveys are free, and here’s the honest economics: Hopscotch gets paid by the paving crew when work comes out of it. If your lot needs nothing, the survey says so, and nobody calls you. You get the facts before anyone tries to sell you anything.
